You may need to find your next home before you can visit it. An overseas assignment, a busy work schedule, or a tight moving window can make an advance trip difficult. A useful remote search starts with a clear process for gathering information and checking what a screen cannot tell you.

As a veteran and Military Relocation Professional, I recommend the following approach for buyers and renters heading to South Jersey, Central Jersey, or Greater Philadelphia.

1. Give your search a written brief

Send your agent one short list covering your arrival window, budget, preferred housing type, and essential features. Include practical details such as parking, pets, accessibility needs, storage, and space for your furniture.

Separate requirements from preferences. A bedroom count might be essential; a finished basement might be optional. Add the actual workplace or duty location you will travel to, rather than only the name of the installation or city.

Agree on how you will communicate, your time zone, and when you can review properties. Decide who needs to participate before scheduling tours.

2. Ask for a live tour with a plan

Listing photos help you build a shortlist. For a serious candidate, ask for a live walkthrough that follows the route you would take through the home.

  • Start outside: show the entrance, parking, access steps, and outdoor space.
  • Walk slowly between rooms so you can understand the layout.
  • Open closets and show storage, laundry areas, and appliance locations.
  • Check room dimensions against the furniture you plan to bring.
  • Ask about odors, noticeable noise, visible moisture, or concerns that deserve closer review.

Ask permission before recording a tour, and arrange follow-up photos where needed. Keep a separate note for each property, including unanswered questions. A video can help you evaluate a home, but its limits should remain part of your decision.

3. Check the location beyond the listing

For a Joint Base McGuire-Dix-Lakehurst assignment, confirm your reporting location and likely route before judging a commute. For a Philadelphia workplace, look at the complete trip, including bridge crossings, parking, or transit connections.

Use maps to compare routes at your expected travel hours, then ask someone local to help check practical details. Verify transit schedules with the operator if you will rely on public transportation. Review the services and regular destinations that matter to your household.

If possible, arrange an in-person visit by someone you trust. Give that person specific questions and ask for observations you can assess yourself.

4. Verify a rental before sharing documents or money

The Federal Trade Commission warns about copied rental listings, including stolen photos and virtual tours. Seeing a tour alone does not establish that the person advertising a property has authority to rent it.

Independently check the owner or management company and the contact information you receive. Compare conflicting advertisements for the same address. Use a verified application channel, and pause if someone pressures you to send funds before you can confirm the details.

Confirm availability, move-in requirements, and the proposed lease terms before organizing your arrival around a particular home.

5. Plan an independent inspection when buying

The CFPB recommends arranging an independent home inspection promptly so there is time to understand concerns and consider any additional inspections.

If you cannot attend, ask the inspector how you can review findings remotely. Request a conversation about the report, photographs, and any recommended specialist evaluations. Work with your agent to track the deadlines and protections in your purchase agreement.

For buyers using a VA-backed loan, a VA appraisal is different from a home inspection. The VA’s home-buying guide strongly recommends an inspection to check for major defects.

6. Confirm the final steps before booking your move

Ask your lender and settlement provider which documents require signatures, identification, or advance arrangements. Confirm the approved process if you will be away at closing. For a rental, confirm the lease-signing process and key pickup.

Arrange a final condition check, clarify when possession begins, and keep a backup lodging plan if dates change. Put these details in writing so everyone is working from the same timeline.
